Services

What we do

Everything you need to buy off-plan with confidence, in one place.

Off-plan purchase advice

We shortlist projects that fit your budget, timing and plans for the home. Then we walk you through unit choice, price and payment plan before you commit.

Project and developer checks

Before you reserve, we check the project's status with the Dubai Land Department, confirm it has a project escrow account, and read the sale contract with you: handover date, grace period and what happens if the developer is late.

Payment plan and full cost breakdown

We lay out every payment and its date, including the booking amount and the 4% DLD fee. We also compare plans fairly, for example a lower price paid during construction against a higher price with payments after handover.

Handover support

We help you settle the final payment and move from interim registration to the title deed. We also explain service charges so you know your running costs.

Golden Visa guidance

We explain how the property route works and how it affects which home and ownership split you choose. We are not immigration advisers; the application itself goes through the official channels.

How it works

How buying off-plan works

Five steps. We are with you at every one.

  1. Reserve

You choose your unit and pay the booking amount, often 10 to 20% of the price, plus the 4% DLD fee at the start. We confirm the price, plan and every fee in writing first.

  2. Sign the SPA

The SPA (sale and purchase agreement) is your contract with the developer. We go through it with you line by line, especially the handover date, grace period, delay and cancellation clauses.

  3. Pay into escrow

Your instalments go into the project's escrow account, and the developer can draw money only as building work is done. We send you each due date in advance and check that payment details match the escrow account.

  4. Register with DLD (Oqood)

Oqood is the Dubai Land Department's register for off-plan homes; it makes your purchase official. We follow it up until you have your registration in hand.

  5. Handover and title

You inspect the finished home, pay the handover instalment and receive your keys. We see the title deed through.

Who we help

Who we help

First-time buyers in the UAE

You know the city but not the process. We explain each step in plain words, show you the real total cost, and check whether programmes such as Dubai's First-Time Home Buyer Programme apply to you.

Investors comparing projects

You want facts, not brochures. We put projects side by side on price, payment plan, construction progress and contract terms, so the decision is yours and well informed. We do not promise returns.

FAQ

Questions buyers ask us

Where does my money go?

Your instalments go into an escrow account for that one project, under Dubai Law 8 of 2007. The developer can only draw from it as building work is done. Even after completion, 5% is held for one year to cover defects.

What fees will I pay on top of the price?

The main one is the Dubai Land Department fee: 4% of the price, plus small admin fees. Some developers pay this for you as an offer; compare it with the price and plan before you treat it as a saving.

What if handover is late?

Your contract does not end on the expected date. Most SPAs allow a grace period and list events the developer is not blamed for. You can check a project's official completion percentage in the Dubai REST app. Do not stop paying without advice from a property lawyer; cancelling with a refund is possible in some cases, usually through the courts or arbitration.

Does buying give me a visa?

Property worth at least AED 2 million can let you apply for a 10-year Golden Visa, and several properties can be added together. Off-plan and mortgaged homes can qualify with extra conditions. Rules change, so confirm with the Dubai Land Department before you buy for the visa.

How do I check that a project and a broker are real?

Check the project's status in the Dubai REST app or on the Dubai Land Department website. Ask any broker for their RERA ORN and licence, and check them with DLD.
